Guaranteed free of charge, there is no service fee if we assist you when you buy this house thru us. You can reserve at the Main Office, Imus Branch or at Site office. Here are the steps in buying:

Step 1 – Inquire
It’s free to ask/inquire thru text/call/chat about the house, payment, terms, requirements and the required income. We will be asking you about your monthly salary so that we’ll know if the bank required income is met or not. If it’s not sufficient, we’ll know how to help you.

Step 2 – Site Visit
As a sign of good faith as your Agent, we always suggest that you visit the actual location and check the house model to avoid future misunderstanding. We always provide FREE tripping vehicle services to fetch you at our designated meet-up location.

Step 3: Reservation Process
Once you decide, fill up Buyer’s Information Form and pay the reservation fee. Your payment guarantees the unit is yours for 30 – 45 days.

Step 4 – Down Payment Period
Pay your 1st down payment within 30 days after you reserve. Follow the monthly payment schedule given to you during reservation.

Step 5: Bank or Inhouse Amortization
After paying the full down payment, your loan will be process with the bank. Once your loan is approved, you’ll sign Bank documents, then your monthly amortization with the Bank will start after one month.

Step 6: Loan Process & Requirements
The developer will process your loan during down payment period. Therefore, it is important that all required documents are submitted within 60 days. There are no bank and hidden charges, no move-in fees. No Broker’s fee.

Step 7: House Inspection
After full down payment is paid and your loan is takeout by the bank, you will receive notification for the house inspection and schedule. We guarantee you of our assistance in your inspection period.

Step 8: House Turnover & Move-In
After inspection process, you can now accept the house and bring-in your things and belongings.

If you reserve this month and choose Bank financing with 6 months down payment (DP) term, this will be your payment schedule:

• Today – Pay reservation fee – 10,000.00
• Month 1 (Next Month) – Pay your 1st DP – 12,283.33
• Month 2 up to Month 6– Pay your 2nd to 6th DP – 12,283.33
• Month 7th – Start paying your bank amortization @ 14,941.94/month if you choose to pay in 15 years.

3. Certificate of No Marriage (CENOMAR) (if Single)
4. Certificate of Employment
5. Birth Certificate (if Single)
6. Marriage Contract (if Married)
7. Tax Identification Number (TIN)
8. Latest Proof of Billing
9. 3 Months Pay Slip
10. Income Tax Return (ITR) – for locally employed only. Not required if OFW.
11. Postdated Checks
12. If OFW – Job Contract

Carmona Estates can be easily accessed via Carmona Exit, Mayor’s Boulevard from the South Luzon Expressway (SLEX). It is less than 10 minutes from the Carmona town proper and public market, while it is only a 30-minute drive from the Makati Central Business District.

A shuttle service is available for use of residents and guests to go around the estate for a minimal fee.
